Neighbourhoods and what they actually cost
- Saly Portudal, the hotel zone: the tourist heart, walking distance to restaurants and the beach. Apartments commonly trade between 450,000 and 900,000 FCFA per sq m depending on the view and the state of the residence.
- Saly Niakh Niakhal: quieter and residential, family villas on plots of 300 to 600 sq m. Expect 250,000 to 450,000 FCFA per built sq m.
- Saly Nord and western Mbour: bare land from about 25,000 to 60,000 FCFA per sq m, but check the land status twice before committing.
- Somone and Ngaparou, minutes away, for the lagoon and a calmer pace, at prices close to Niakh Niakhal.

Land title: the step you never skip
Several legal statuses coexist in Senegal and they do not offer the same protection.
- Titre foncier (TF): full, permanent ownership registered in the land book. The only document that protects you completely.
- Bail emphyteotique: a long lease on State land, convertible into a TF under certain conditions.
- Deliberation or municipal allocation: a right of use, common on the outskirts, to be regularised before any serious building work.
Ask the land registry for a recent statement of real rights. It reveals mortgages, seizures and the genuine identity of the owner. Most disputes in Saly come from plots sold twice, or from inheritances where not every heir signed.
Notary fees and your real budget
The advertised price is never the final price. On top of the purchase amount, plan for:
